I already know what you’re thinking.:  

“This is a $10.5 MILLION property! How in the world can you justify that 19 Card Sound Road is currently the best deal on the Reef?”

Honestly, I had no intension of highlighting one of our listings when I took on the task of finding the best deal, but when I was playing with the statistics, I couldn’t help myself!

Just hear me out:

Ocean Reef, the definition of an ideal, exclusive community, consists of two-thousand lush tropical acres that are bordered by water on three sides.

Water IS the attraction. Our brains are hardwired to react positively to water. Just take W. H. Auden’s word for it- “Thousands have lived without love, not one without water.”

Now, for this opinion, I’m not including homes with Lake Frontage; I’m talking wide open water.

At this time, there are about five Bayfront and Oceanfront homes on the market with an average listing price of $1,948.12/square foot. Four of these homes are 4-6 bedrooms, while the best deal on the Reef is an astounding 8-bedroom, 8-bathroom, Luxury Island Retreat with a 180 degree view of Card Sound and the Atlantic Ocean that frame a sunset that would heal your every trouble.

That’s not the best part of it though; 19 Card Sound Road is a whopping 11,419 square-feet, which makes it the ONLY [Oceanfront/Bayfront] property in Ocean Reef under $1,000/square foot at $919.52/square foot. Watch the video here.

Update: When asked to write an opinion on "The Best Deal on the Reef," the below was drafted. However, I couldn't get this post out to you quick enough before the best deal contracted! Congrats to all parties! There is always much debate over which is the preferred neighborhood to live in at Ocean Reef. One must consider stylistic desires, practicality, surrounding amenities, along with price. When you throw these factors into the equation there is rarely the perfect property that checks all the boxes.  

If it is a deal you are looking for then in my opinion it is 420 Coral Lane.  You can’t beat the bang for the buck on this one at $461 per square foot.  Located in The Palms Association, this 4 bedroom 4.5 bath free standing condominium boasts 3,796 square foot of open floor plan with private pool/spa.  That’s a lot of house for just a list price of $1,750,000. Comparable properties in the area are listed anywhere from $565 - $828 per square foot.

Yes, it is located 2 miles from the four way stop in the private Hammock area but it’s within walking distance to The Academy, Spa, Member Fitness Center, brand new lap pool, and of course the majestic Hammock Golf Course.  If you like tranquility and lead an active lifestyle then this is the place for you.
